With new ''Buy to Rent'' loans in the market and low interest rates more and more people are finding investing in the London area to be fruitfull.

However the Asset & Investment has to be managed. we consider ourselves experts in the field of property management:

COMPREHENSIVE LETTING AND MANAGEMENT

In providing this, we will:

    1. Provide services as in A above:

Pay current outgoing such as Standard community charge where applicable, water rates, ground rent, insurance premium when demands are sent to us and (in properties divided into 2 or more units) pay the account for the lighting, heating and cleaning to the common parts of the property. Although we do our best to query any obvious discrepancies it must be understood that we are entitled to accept and pay without question demands and accounts which appear to us to be in order.
    3. Deal with day to day management matters including minor repairs up to a maximum of £250 for any one item. In order to cover these minor outgoing we will need to retain a float. However, for the supervision of works of redecoration, renewal or repair, which we think are likely to cost more than £500, estimates are obtained (and submitted to you for your approval if you are available). An additional supervisory fee of 10% of the total cost of the work is charged for this service.
    4. Investigate defects which come to our notice or which are brought to our attention by the Tenant. We shall inspect the premises bi-annually, or on a more frequent basis on payment of £100 per additional inspection to ensure that the covenants in the Tenancy Agreement are being completed with and that the Property is being kept in good order. Any such inspection can extend only to apparent and obvious defect and will not amount in any way to a full structural survey. We cannot accept responsibility either for latent defects or for failure to notice anything concealed from our representatives.
    5. Ensure at the commencement of the tenancy that the Property is fully equipped and in a condition fit for letting. (Any expenses in this connection must be met by the Landlord even if no tenancy is granted, before the tenancy begins).
